Gutter Problems You Can See From the Ground: The GTA Walk-Around

The short answer
Most eavestrough faults announce themselves at ground level: water spilling over the front lip during rain, a downspout that stays dry while the others run, splash-back dirt along the bottom of the wall, and a trench in the soil under the drip line. Walk the perimeter once during a downpour and once on the next dry day. The ladder is for the repair, not for the diagnosis.
By the second week of August the eavestroughs on most GTA houses are carrying half a season of maple keys, shingle grit and whatever the June storms washed off the roof — and the leaves have not started falling yet. That is the useful part. A trough that is already struggling in August will not cope in October, and almost every fault worth knowing about can be seen from the driveway. Gutter problems get found on the ground; the ladder comes later, and only for the work.
Why the diagnosis happens at ground level
The faults that cost money are the ones that put water in the wrong place, and water in the wrong place is visible from below. From the top of a ladder you can see whether the trough is full of debris — which is worth knowing, but is the easy half. You cannot see from up there whether a run is pitched the wrong way, whether a joint weeps only under load, or whether the downspout is quietly returning its water to the foundation. Those are the three that end up as a wet basement wall.
Halton Region puts the homeowner's test in one sentence: eavestroughs and downspouts should be in good condition, clear and drain properly. Read it closely and it is three separate checks, not one. Clear is what you see when you look into the trough. Drain properly is only observable while water is moving through it. In good condition shows up on the fascia, the joints and the ground long before anyone climbs up.
That is why this is two short walks rather than one. Do the first in the rain, when the system is under load and telling you the truth. Do the second on a dry day, reading the marks the water left behind.
The walk to do while it is actually raining
Steady rain is the only diagnostic tool that shows you flow, and an August thunderstorm gives you a heavier test than most of October will. Put a coat on, walk the full perimeter of the house, and look at four things in order. The whole thing takes about five minutes.
- Look for water going over the front lipA working trough carries water inside it. A curtain of water falling off the outer edge in the middle of a run means the water met something it could not get past — packed debris, a low spot holding standing water, or a run pitched away from its outlet. Note where along the run it spills, because that is roughly where the blockage sits.
- Check that every downspout is actually runningWalk to the bottom of each one during the downpour. In real rain they should all be discharging. A downspout that stays dry, or trickles while the others gush, has a blockage above it — usually at the elbow or the outlet where the trough meets the pipe. The City of Toronto's own downspout guidance says to check all elbows and outlets for debris for exactly this reason.
- Look for water escaping at the joints and the end capsSectional eavestrough leaks at its seams first. A drip line coming from a corner mitre or a joining seam, rather than from the end of the run, tells you the sealant has gone. This is only visible under load; the same joint is bone dry when you inspect it in September sunshine.
- Watch what happens where the downspout lets goStand back and watch the discharge for thirty seconds. Is the water travelling away from the house, or spreading out and coming back along the wall? Is it running across the driveway or onto the walkway? Is it heading for the neighbour's side of the property line? Each of those is a separate problem from a blocked trough, and each one is cheaper to fix.
- Look up at the line of the trough against the roof edgeFrom twenty steps back, an eavestrough should read as a straight line parallel to the roof. A visible dip or a section standing away from the fascia means the hangers or spikes have pulled — often because the trough spent a winter full of frozen debris. Take the photo now, while you can see the sag against the sky.
What the wall and the soil say after the rain stops
The dry-day walk reads the record instead of the event. Overflowing water leaves marks in predictable places, and those marks tell you how long the problem has been running — which decides whether this is a cleaning, a repair, or a drainage job. Walk the perimeter again, this time looking down and at the bottom metre of the wall.
- A narrow trench or a channel of washed-out soil under the roofline. Water falling from a fixed overflow point cuts the same groove every storm. If mulch or soil has been excavated in a line under the eave, the trough above it has been spilling for months, not weeks.
- Dirt or mud spatter on the bottom of the siding or brick. Splash-back only reaches that height when water is falling from the roof edge rather than running through the trough. The height of the spatter line tells you how hard it has been falling.
- Peeling paint, staining or soft wood on the fascia and soffit. A wet mark directly under a joint is a leaking seam. A wet mark along a whole run is a trough that has been overflowing backwards, between the trough and the wall, which is the version that damages the building rather than the garden.
- Green growth in the trough itself, visible from the ground. Seedlings and moss sprouting over the front edge mean there is enough accumulated organic matter in there to hold moisture and grow in. That is not a rinse; that is a full clean-out.
- A downspout extension that is missing, crushed or pointing at the house. Extensions get knocked off by the mower, snow, or a delivery, and nobody notices because the trough above is working perfectly.
- Soil sitting flat or sloping back toward the foundation. Look at the last metre before the wall. If it has settled level, the best gutter system in Ontario is still delivering its water to the foundation.
- Standing water or a soft patch that never dries by the middle of a dry week. Debris in a swale or over a rear-lot catchbasin will do this. Oakville asks homeowners to keep swales and rear-lot catchbasin covers free of debris and leaves on a regular basis, especially in fall and early spring.
- Debris in the window wells. Halton lists this in the same flood-prevention advice as the eavestroughs, and it is on the same walk.
One sign that is worth ignoring: the vertical dark streaks on the outside face of a white aluminum trough. Those are the trough's own weathering pattern washing down the front. They look neglected and they say nothing about whether the system drains.
Where the water is supposed to end up once it leaves the downspout
Getting water into the trough is half the job; getting it far enough away from the building is the other half, and it is the half that municipalities actually publish numbers for. Every city Every Season works in gives the same instruction in slightly different words — send it away from the foundation, away from the property line, and away from anything people walk or drive on.

Two things fall out of that table. The first is that the published distances are not identical — 2 m in Milton and Mississauga, 3 m as the Halton ideal — so if you are laying a new extension anyway, the longer figure costs a few dollars more and satisfies both. The second is that every one of these pages frames drainage as the landowner's problem. Mississauga says it in four words: property drainage is the responsibility of the landowner.
What is worth doing yourself, and where to stop
A good deal of this list is a homeowner job and should stay one. Nobody should be paying a crew to reposition a downspout elbow or to rake leaves off a catchbasin cover.
- Extending or re-aiming a downspout. A length of extension and ten minutes. This is the single highest-value thing on the whole page, because it is cheap, it is reversible, and it addresses the specific failure the municipal guidance above is written about.
- Clearing the discharge point. Move the pot, the mulch pile or the stack of pavers that is making the water pond where it lands, and check the extension is still attached after the mowing season.
- Clearing debris off swales, catchbasin covers and window wells. Ground-level work, no equipment, and it is what Oakville and Halton both ask homeowners to do directly.
- Correcting a metre of settled soil against the foundation. Adding soil to restore a slope away from the wall is straightforward on an open lawn. It stops being straightforward near a mature tree, where changing the grade over the roots is a different job with by-laws attached.
- Cleaning a single-storey run from a stable ladder — if, and only if, you already work at height comfortably. The reach and footing questions are the same ones covered in exterior window cleaning on a two-storey house, and the honest answer for most two-storey GTA houses is that the back elevation is not a homeowner job.
The work worth handing over splits into two kinds. The first is anything above single-storey height, or anything over a deck, a slope or a walk-out basement where the ladder cannot get a level footing. The second is anything the ground walk identified as structural rather than dirty: a run that is pitched wrong, hangers that have pulled off the fascia, seams that leak under load, or fascia and soffit that have gone soft. Those are gutter cleaning and repairs rather than a clean-out, and a clean-out on its own will not change the outcome.
If the walk instead pointed at the ground — a negative slope along one wall, a swale that has silted up, a discharge point with nowhere to go — that is a landscaping question, and it is worth solving before spending anything on the trough. A perfectly clean eavestrough that discharges into a low spot beside the foundation is a well-maintained delivery system for a problem.
What August gets you that November does not
The timing argument is practical rather than seasonal. Repair work on an eavestrough needs the trough dry and empty to reseal a joint or reset a hanger, and it needs someone able to work at height without ice on the roof edge. Both are ordinary conditions in August and both become scarce by late November.
There is also a sequencing point that saves a visit. The heavy leaf fall in most GTA neighbourhoods with mature maples and oaks runs through October and into November, so a clean-out done in August will need repeating once the trees are bare. That is not an argument against looking now — the whole point of this walk is to find the faults that need fixing, and those are best fixed while the trough is empty and the weather is dry. Book the clean-out for after the leaves are down; deal with the sagging run, the leaking mitre and the downspout pointing at the wall now.
Both Toronto and Burlington set the routine baseline at the same interval: Toronto's guidance is to clean eavestroughs at least twice a year, and Burlington lists cleaning eaves troughs among the maintenance steps to do at least twice a year. On a lot with mature trees overhanging the roof, twice a year is a floor rather than a plan — one of those two cleans has to land after the leaf drop finishes, or it was not really a clean.

How can I tell if my gutters are clogged without going up a ladder?
Watch them in steady rain. Water coming over the front lip in the middle of a run, or a downspout that stays dry while the others discharge, both mean something is blocking the flow. On a dry day, look for a washed-out groove in the soil under the roofline and dirt spatter on the bottom of the wall, which are the marks left by water that has been falling from the roof edge instead of running through the trough.
How far should a downspout discharge from the foundation in Ontario?
Published municipal guidance in this area ranges from two to three metres. Milton and Mississauga both say at least two metres from the basement wall or foundation, and Halton Region says downspouts should ideally be extended three metres away from the foundation onto ground sloped away from the home. If you are installing an extension anyway, the longer figure meets both.
How often do eavestroughs need to be cleaned in the GTA?
The City of Toronto advises cleaning eavestroughs at least twice a year and checking all elbows and outlets for debris, and the City of Burlington lists the same twice-a-year interval in its flood prevention maintenance steps. On a property with mature trees overhanging the roof, treat twice a year as a minimum and make sure one of the two cleans happens after the leaves have finished falling.
Is it a problem if my downspout drains onto the driveway or my neighbour's lawn?
Yes, and municipalities address both directly. Mississauga asks residents to divert roof water away from neighbouring properties, driveways and sidewalks to avoid property flooding and ice buildup. Oakville says not to extend downspouts or other pipes to the property line or onto a neighbour's property, and Toronto requires that the flow will not damage a neighbour's property or run onto a driveway or sidewalk.
My gutters look clean but water still pools next to the house. What is wrong?
The problem is likely the ground rather than the trough. Halton Region asks for a yard that slopes away from the house at a minimum of two per cent, ideally five per cent, which is a drop of two to five centimetres in every metre. If the last stretch of soil before the wall has settled flat or tilts back toward the building, the downspout is delivering its water to the foundation no matter how well the eavestrough works.
Are the dark vertical streaks on the outside of my gutters a sign of damage?
No. Those streaks are a weathering pattern on the outer face of the trough and they do not indicate a blockage, a leak or a pitch problem. They are worth cleaning if the appearance bothers you, but they should not be the reason you book work. Judge the system on whether it carries water without spilling, and on what the fascia and the soil beneath it look like.
